I’ll admit: I went into *Industrialize* expecting another ‘get rich in real estate’ pep talk, but what I got was more like a graduate-level seminar on supply chain capitalism. Griffiths’ approach is refreshing in its refusal to sugarcoat—this is a book for people who want to *understand* industrial real estate, not just profit from it. The early chapters on site selection and municipal incentives are fascinating, packed with specifics (like why rail-served properties command premiums) that you won’t find in generic investing guides. But by Hour 4, the relentless focus on cap rates and depreciation schedules started to feel like eating broccoli—nutritious, but not exactly thrilling. Chase Crandell’s narration is the audiobook equivalent of a well-organized PowerPoint: competent, but not compelling. His pacing is consistent, which helps with digesting complex topics, but his flat affect makes already-dry sections (like the 45-minute deep dive on environmental remediation) feel even more arduous. The production quality is flawless—no awkward pauses or volume spikes—but the lack of supplemental materials is a glaring oversight. When Griffiths references ‘Figure 3.2’ to explain a financing model, you’re left squinting at nothing. Still, if you’re serious about industrial CRE (or just love the logistics of *how* stuff gets made and moved), this is one of the few audiobooks that treats the subject with the depth it deserves. Just don’t expect to be entertained.
